Brian Martin founded Threshold Capital (“Threshold”) in 2004 and has established the company as a nationally recognized purchaser and operator of multi-family complexes throughout the Southern and Southeastern United States. Threshold has purchased greater than 14,000 multifamily units with a total market capitalization encompassing more than $950M, with current holdings in approximately 9,000 units.
Mr. Martin has 23 years of experience in the acquisition and transitioning of multifamily properties. During his career, Mr. Martin has been involved in acquisitions greater than $1.8 Billion, encompassing approximately 35,000 multifamily units and 170 transactions. In addition, Mr. Martin has refinanced more than $900M of loans entailing another 90 properties. With a primary focus on value-added opportunities, Mr. Martin has developed and implemented nearly $130,000,000 of capital improvement plans and has consistently demonstrated his capability to create value and deliver outstanding returns. As an investor first and foremost, Mr. Martin has been the largest individual investor in nearly every Threshold sponsored purchase.
Mr. Martin has considerable knowledge of all facets relating to multifamily acquisitions and has a proven formula for transitioning underperforming properties. His vast experience carries with it extensive market expertise, detailed property physical plant knowledge, and a thorough understanding of operational procedures required to conceive and carry out unique strategic plans for each property. His hands-on experience has allowed him to develop a full vertical understanding of multifamily investments and more importantly, operational expertise. His entrepreneurial approach to investing has proven to be very successful and there is a proven track record of success.
Beyond having a full understanding of the ground level components of multifamily operations, Mr. Martin is also very well versed in all financial and legal aspects of real estate. These include contract negotiation skills, debt financing procurement, partnership structuring, and tax considerations.
Relationships are vital for success in this industry and Mr. Martin has cultivated a deep relationship base with a multitude of private owners, loan servicers, and independent broker contacts throughout the nation. This enables Threshold to pursue and capture opportunities with limited competition, circumventing common bidding processes. Having established an excellent reputation as a qualified and savvy buyer, this reputation offers certainty of execution to sellers and presents a distinct advantage over many competitors. Another key competitive advantage in this business is credit worthiness by lending institutions. With more than $750 Million of borrowing experience with Agency lenders, Mr. Martin is considered highly qualified and a top tier borrower, which is of paramount importance in this current debt deprived capital market.
Brian has a wife and three wonderful children. He is active in his church and is committed to helping those in need through various charitable and faith-based organizations, with an emphasis on disadvantaged youth.
Brian graduated from the University of Iowa with a B.B.A. in Economics.
The Chief Financial Officer

Patrick serves as Chief Financial Officer and has been with Threshold since 2007.
Patrick is responsible for all facets of financial and accounting overview, income tax compliance, partnership distributions, lender correspondence, and banking relations.
Patrick has over 25 years of professional experience dedicated within the real estate industry. Prior to joining Threshold Capital in 2007, Patrick was a key individual facilitating the business startup and maturation of a nationally recognized real estate investment firm together with its property management company with corporate offices in Des Moines, IA and Dallas, TX. During Patrick’s fifteen year tenure there, he progressively served as department or division officer successfully in the areas of Accounting, Finance, Income Tax, Investor Relations and Information Technology. His responsibilities included many aspects of asset acquisition structuring, financial operations & reporting, capital and operating budget together with proforma formation, and reversion strategies including tax deferred exchanges.
An Iowa native, Patrick earned his Bachelor of Science in Business Administration from Drake University in 1991, together with graduate coursework in Real Estate Investment. Patrick is involved with professional organizations supporting the real estate & financial industries in conjunction with continuing professional education opportunities. He is a participating member in a number of civic and faith based organizations.
The Field Operative

Don has been a real estate consultant for Threshold since its inception and serves in various capacities.
Don’s priorities mainly pertain to site assessment, market research, and competitive market analysis for properties under consideration for purchase. He has proven to provide invaluable specific property and market information. Don has over 33 years experience in the real estate business and has significant knowledge in portfolio management, analysis, acquisition, disposition, and development. His exposure to these various levels of real estate activity has given him a strong foundation in real estate financial analysis, market and feasibility analysis, contract negotiation in multi-family, office, retail, and land development (commercial and residential).
Don also has extensive experience in the banking industry, where he supervised the liquidation of a $1.2 Billion portfolio for First Heights Bank in Houston, Texas. He also was portfolio manager for Bank United, which held assets greater than $2.5 Billion.
Don has a Masters - M.Ed. from the University of Arizona and a Bachelor of Science from Lamar University.
The Project Manager

Pam joined Threshold in 2004 and serves as Project Manager.
Pam oversees all administrative functions for the company, coordinates the due diligence process for new acquisitions, and controls the information flow for refinance transactions.
Pam also oversees all non-investment related activities, including maintaining the books and records for the company, investor distributions, and corporate entity filing. Pam has over 15 years experience in the multifamily business, including real estate analyst functions from 1998-2002. She also has several years of direct experience working as a manager on a 300 unit multifamily property. Prior to working in the multifamily business, Pam held both managerial and office management positions for several food service organizations for nearly 15 years.
Pam has an AA degree from Des Moines Area Community College in Accounting Information Systems.
