On March 12, 2019, Threshold Capital, LLC acquired St Charles Place Apartments, a 226 unit property in Bossier, Louisiana. Through the Freddie Mac ARM program, Threshold was able to borrow at an attractive variable rate. The loan terms include payments of interest only for three years and thereafter a 30 year amortization schedule, together with an option for converting to a fixed interest rate. This transaction will entail funding for clubhouse improvements, exterior renovations & interior upgrades. This latest acquisition marks the 8th Louisiana acquisition for Threshold Capital.

On February 1, 2019, Threshold Capital, LLC acquired Villages of Williamsburg Apartments, a 194 unit property in Shreveport, Louisiana. The assumed loan terms include payments for the remaining interest only period through October and thereafter a 30 year amortization schedule, with an attractive fixed interest rate of less than 3.6%. This transaction includes funding major exterior renovations, landscape enhancement & interior upgrades. This latest acquisition marks the 7th Louisiana acquisition for Threshold Capital.

On April 30, 2018, Threshold Capital, LLC successfully completed a 1031 tax deferred exchange with the disposition of 2300 Taylor Apartments in Sherman, Texas. One 50% TIC owner directed its disposition proceeds for reinvestment acquiring an approximate 68% ownership interest in Mountain Ridge Apartments. The second 50% TIC owner awaits possible reinvestment opportunities. 2300 Taylor Investors have realized a 344% return on capital to date. Mountain Ridge Apartments is a 236 unit property built in 1986 and located in Dallas, Texas. The acquisition was financed through the Fannie Mae DUS-ARM program with an initial interest rate of less than 4%. The loan terms include payments of interest only for two years and thereafter a 30-year amortization schedule, together with an option for converting to a fixed interest rate. The capital improvement plan includes business center addition, exterior painting, landscaping upgrades, parking lot, and an enhanced exterior lighting program.

On October 6, 2016, Threshold Capital, LLC sponsored the acquisition of 1,200 units comprised of nine apartment properties in North & South Carolina from a private seller. The acquisition was financed with Fannie Mae DUS floating rate indexed to LIBOR, with option to convert to fixed rate.  Threshold has set aside nearly $4 Million for renovations.  With this purchase, Threshold now owns approximately 4,200 units in North and South Carolina.
